Secure, sophisticated, cooperative living in a serene country setting

ROCKCLIFFE HISTORY  |  PHOTO GALLERY

Located at 10 Crestmont Road in Montclair, NJ, Rockcliffe is situated 800 feet above sea level—on a lush, park-like 4.75 acre site. This elegant Georgian-style cooperative, built in 1940, is home to owners of its 103 units who enjoy views of the New York City skyline to the East and beautiful sunsets over the rolling hills to the West.

Rockcliffe features unusually spacious apartments, ranging in size from 800 square foot 1-bedroom units to 2,200 – square foot, 3-bedroom units – complete with full pantries and maid’s quarters.  Carpeted corridors, laundry facilities and both indoor and outdoor parking are available, as well as limited storage space.  Closed circuit TV and the presence of security officers around the clock ensure a safe environment.

Mahogany paneled elevators, high ceilings, fire-proof construction, hardwood and parquet floors, picture moldings and double-hung Georgian style windows, a landscaped garden and patio and fountain offer prestigious “pre-war” style living – rare in today’s disposable world.

Rockcliffe’s Property Manager and its live-in Resident Manager supervise a staff that includes maintenance personnel and front desk security.

Rockcliffe is convenient to all major highways, public transportation, shopping, schools and colleges, houses of worship, and many golf and country clubs. In addition, transportation to New York (Port Authority and Penn station) is only minutes away.

The Rockcliffe community enjoys a low turnover, with many residents having resided at Rockcliffe for decades.

As cooperative owners, Rockcliffe residents own shares in the corporation that owns the building. The number of shares each shareholder owns, as well as their monthly maintenance fee, are based primarily on the square footage of their unit.

Rockcliffe’s monthly fee covers operating expenses such as building and grounds maintenance, insurance, staff salaries, twenty-four hour security services, common area utilities, as well as water and heat for individual units, real estate taxes, the underlying building mortgage, and contributions to a reserve fund for capital improvements and replacements.

It is currently estimated that in 2015 approximately 37% of the monthly maintenance – representing interest on the underlying mortgage of the building and real estate taxes – will be tax deductible.

Rockcliffe offers an elegant and prestigious lifestyle for those seeking apartment living with cooperative ownership.
