The Rockcliffe is also close to major roadways and public transportation into NYC via bus or train.

The Property Manager and the live-in Resident Manager supervise the maintenance and front desk concierge security personnel.

Frequently Asked Questions

The monthly maintenance fee includes professional legal, financial and property management services, heat, hot water, gas, sewer, trash, 24-hour concierge, on-site super, maintenance of common areas and property taxes. The apportioned building real estate taxes and mortgage interest for each unit may be tax-deductible.

Rockcliffe apartment owners purchase shares in the corporation, Rockcliffe Apartment Owners, Inc. and are provided with a stock certificate and a proprietary lease to occupy their apartment indefinitely. The number of shares assigned to each apartment, as well as the monthly maintenance fee, are primarily based on the unit square footage and floor location.

The current share price is based on the sale price after closing divided by the number of shares allocated to the unit.

A seven-member Board of Directors, comprised of shareholders that are elected by the shareholders, governs the Rockcliffe in accordance with the laws of the State of New Jersey, and as defined in the Rockcliffe’s Certificate of Incorporation, Proprietary Lease and By-Laws. Shareholders may volunteer to serve on Board advisory committees and are free to attend open Board meetings where the business of the corporation is conducted and voted on by the Board. Yearly elections for open board positions are held at the required Annual Meeting.

Up to 2 cats are allowed. The Rockcliffe, in closely following the guidelines of the New Jersey Department of Public Safety, Division on Civil Rights, will not accept any legal liability for any shareholders who discriminate against any shareholder owner of an Emotional Support Animal.  Proof of need must be provided to the Board and written approval given prior to obtaining an ESA. Additional restrictions apply and can be found on pages 8 through 10 of the RULES AND REGULATIONS OF THE ROCKCLIFFE APARTMENTS available from the community manager.

Subletting is allowed after 3 years of ownership, with board approval.

Currently no more than six units may be sublet and other restrictions apply. The full Sublet Policy and Applications Procedures for subletting are available upon request from Associa Community Management.

The Rockcliffe provides fee-based indoor and outdoor parking.

No, garage parking spots and storage units do not transfer, but may be requested at closing. There may be a wait list for one or both.
